My experience in single family rental properties starts in the 1990s when I purchased, renovated, and managed various single-family rental properties.
Being a builder and a landlord, I combined my two areas of expertise in 2003 when I came up with a Build-to-Rent business plan. I partnered with investors and built one-off single-family rentals in high demand rental communities around Atlanta.
After the real estate downturn in 2008-2009, In 2010 I partnered with Ron Terwilliger and formed TFL homes where we built a portfolio of rental homes by purchasing single family homes out of foreclosure. We renovated each home and rented and managed each property. In 2017 – 2019 we sold each home to owner occupants.
At TFL I managed a team of real estate professionals to put together a successful portfolio of single-family rental properties. We developed and managed a proprietary acquisition system that combined local market knowledge with advanced analytics. We were able to quickly analyze the data and provide underwriting reports to the board for purchase approval. We utilized a predetermined bidding process to purchase properties while accurately managing the funds, purchase documents, and closing details.
I worked with my property management team for the long-term rental operation. We put utilized a proprietary system for successfully marketing and managing our rental homes.
